Planning Permission & Garden Rooms
Planning is one of the most frequently asked questions we get here at the pod factory. As planning depends on several factors, we ourselves might not be able to grant you permission, but we can offer advice, guidance and point you in the right direction.
So how do you get planning permission? Firstly, you need to know what questions the planning committee is going to be asking.
How big is the structure?
For a garden room to be exempt from planning permission for size, it needs to be smaller than 25m2, BUT also have more than 25m2 worth of free space left over. Existing structures like garden sheds are included in any measurements taken.
The height of the roof can be up to 4m for a tiled slated roof or up to 3m for a normal pitched roof.
What is it being used for?
Our Pods are perfect for pretty much any use. Anything from a home office, a yoga studio or to be lived in 365 days a year. When answering this question be aware that two of the uses we mentioned would be exempt and one would require planning. Any structure that is being used as a “habitable structure” needs planning, no matter the size.
Where is it being placed?
Any structure being placed on your property must not exceed the front line of the existing house. You may place the structure to the side or the rear. If being placed to the side of the house, the front facing side finish must match with that of the house.
